Most real estate investing platforms are marketplaces. They list properties, often from outside sponsors, and earn fees when investors buy in. Their job is done when the listing sells.
Tirios works differently. We don't list other people's deals. Every single-family rental home on Tirios is one our team sourced, underwrote, and invested in ourselves. After you invest, our work is just starting: managing the home, collecting rent, and paying it out to investors as quarterly dividends.
That's the difference between selling real estate and being responsible for its returns.
Built like an investment fund, open to everyone
In private equity, investors look for one thing before anything else: does the sponsor have its own money in the deal? A sponsor that commits its own capital alongside its investors (often called a GP commitment) has every reason to choose carefully and manage for performance.
Tirios brings that same structure to single-family rentals. Tirios co-invests in every property it offers, so our capital sits in the same homes, on the same terms, as yours. The difference is access. Instead of million-dollar fund minimums, you can start with a single $100 share.
Our team has previously led over $1 billion in real estate transactions. We built Tirios to give individual investors the kind of institutional-level underwriting and management that used to be reserved for large funds.
How an investment team works
Marketplace vs. investment team
- How they get paid. A marketplace earns when properties are listed and sold. An investment team is judged on how its investments perform over time.
- Who picks the homes. A marketplace lists deals from many sources. Every home on Tirios is one our own team sourced and underwrote.
- Whose money is in the deal. On a marketplace, often just yours. On Tirios, ours too: we co-invest in every property.
- What happens after you invest. A marketplace moves on to the next listing. Tirios manages the home, collects rent, and distributes it to investors as quarterly dividends.
Why this matters to you
When the people choosing the homes have their own money in them, the incentives line up. We want the same things you do: homes in strong rental markets, reliable tenants, well-maintained properties, and rent flowing back to investors.
It's also why we built one integrated platform instead of stacking middlemen. Sourcing, underwriting, investor management, secondary trading, and property management all happen in one place. Fewer intermediaries mean fewer layers of fees between the rent and your dividend.
Common questions
Is Tirios a real estate marketplace?
No. Every property on Tirios is a single-family rental home our team sourced, analyzed, and invested in ourselves. We don't list outside sponsors' deals.
What does it mean that Tirios co-invests?
Tirios puts its own capital into every property it offers, on the same terms as investors, similar to how a private equity sponsor commits capital to its own fund.
How much do I need to start?
Shares are $100 each so you can start with a single share.
How do I get paid?
Rent from tenants is paid out to investors as quarterly dividends.
How long does Tirios hold properties, and can I sell?
Tirios holds investments for 7 - 10 years, but there is no lock-up period. You can sell your shares anytime on the secondary market. Shares in the Secondary Market are purchased directly by other investors, not by Tirios. See the offering circular for details.
