When you invest in real estate through a platform, one question rarely gets asked: does the company have its own money in the deal?
With most real estate funds and platforms, the answer is no. They earn fees for putting the deal together, whether the investment performs or not.
At Tirios, we started from the opposite premise. Every single-family rental home offered on Tirios is one our team sourced, analyzed, and invested in ourselves. When you buy shares, you're co-investing alongside us.
Why we built Tirios this way
For decades, single-family rental homes quietly built wealth for large institutional investors. Everyday investors were mostly locked out. Buying a rental meant a large down payment, a mortgage, and being on call for tenant issues. Real estate funds came with high minimums and structures that were hard for individual investors to understand.
Our team has previously led over $1 billion in real estate transactions. We started Tirios so anyone could own a piece of a rental home, starting at $100, and choose the homes and markets they invest in, with the trust of institutional-level underwriting and management.
How co-investing works
What we look for in every home
- Growing markets. We focus on fast-growing areas with strong demand for rental homes.
- Homes tenants want. From newer builds to established neighborhoods, we choose well-maintained homes of all ages.
- Data-driven underwriting. We review over 200 data points per property before we acquire these homes.
- Rental income. Rent received from tenants is paid out to investors as quarterly dividends.
Why co-investing matters to you
When we invest alongside you, we pick homes we're willing to own ourselves. We have a direct reason to keep them well maintained and well managed, because our capital sits in the same property as yours.
It's also why we built one integrated platform instead of stacking middlemen. Sourcing, underwriting, investor management, secondary trading, and property management all happen in one place. Fewer intermediaries mean fewer layers of fees between the rent and your dividend.
Common questions
How much do I need to start?
Shares are $100 each so you can start with a single share.
How do I get paid?
Rent from tenants is paid out to investors as quarterly dividends.
Do I have to manage tenants or repairs?
No. Tirios handles property management.
Does Tirios really invest in every property?
Yes. Tirios co-invests in every property offered on the platform.
Can I sell my shares?
Tirios offers a secondary trading feature. We don't have a lock-up period for investments. Tirios holds investments for 7 - 10 years, but you can sell your shares anytime on the secondary market. Please note that shares in the Secondary Market are purchased directly by other investors, not by Tirios. See the offering circular for details.
