Real estate investing in Houston, TX starts with affordability and growth. The typical Houston home is worth about $259,000, and houses rent for around $2,200 a month.1,2 That gives Houston one of the highest gross rent-to-price ratios of any large U.S. city, though property taxes, insurance and flood risk take a real bite.

Houston is the fourth-largest U.S. city, with about 2.4 million residents in 2025, up 4.0% from 2020.3 The metro added about 126,700 people in a single year, more than any other U.S. metro.4 With so many newcomers, single-family rental homes are a big part of the market, including a fast-growing number of build-to-rent homes.

Why investors are watching Houston in 2026

  • Strong rent relative to price. At about 10% a year, Houston's gross rent-to-price ratio is among the highest of any large U.S. city.1,2
  • The nation's fastest-growing metro. Greater Houston added about 126,700 people from 2024 to 2025.4
  • Big new factories. Eli Lilly is building a $6.5 billion plant in northeast Houston with about 615 permanent jobs, and Apple opened a server factory in northwest Harris County.5,6
  • A diverse job base. Health care, the port and energy anchor the economy, with health care leading 2026 job growth.7

Houston housing and rental market in 2026

Houston prices have eased. Zillow's typical home value of about $259,000 is down 2.1% from a year ago, and homes go under contract in around 40 days.1

Rents are flat. The average house rents for about $2,200 a month, about the same as a year ago, with about 5,022 houses listed for rent and an average of about 65 days on the market.2 Across all rentals, including apartments, the average is about $1,895, roughly flat.2

  • Typical home value: ~$259,000, down 2.1% year over year.1
  • House rent: ~$2,200 a month, flat year over year.2
  • All rentals: ~$1,895 a month, roughly flat year over year.2
  • Days to pending: ~40 days.1
  • Gross rent-to-price: ~10.2% a year. Annual house rent ($2,200 × 12) ÷ typical home value ($259,465), before taxes, insurance, repairs and vacancy.

Gross rent-to-price is only a first screen. Before you invest in rental property, run the net numbers too, such as cap rate and cash-on-cash return, which account for taxes, insurance, repairs and vacancy. Texas has no state income tax and relies heavily on property taxes, so check each property's full tax bill, including school district and any MUD taxes, before you buy. Flood insurance and higher wind premiums can also add meaningfully to costs.

Jobs, growth and population: what's driving demand

Houston's economy is broader than oil. The Greater Houston Partnership expects the metro to add about 30,900 jobs in 2026, led by health care, though that is slower than recent years and energy jobs are expected to shrink.7 Port Houston handled a record 4.3 million containers in 2025, and the Texas Medical Center is building its Helix Park life sciences campus.8,9

Manufacturing is growing. Eli Lilly is building a $6.5 billion plant at Generation Park in northeast Houston, and Apple is expanding its northwest Harris County server plant.5,6 Energy remains a risk: ConocoPhillips announced plans in 2025 to cut up to a quarter of its workforce.10

Risks to weigh before investing in Houston

  • Hurricanes and flooding. Hurricane Beryl knocked out power to more than 2 million customers in 2024, and new draft flood maps expand the floodplain in some areas.14,15 Check flood zones, elevation and flood history for every property, and understand real estate market cycles.
  • Insurance costs. The average Texas homeowners premium rose from about $2,000 in 2020 to about $3,500 in 2025, though recent rate filings have eased.16 Get quotes before you buy.
  • Property taxes. Harris County raised its combined rate for 2026, and Texas's 20% cap on yearly appraisal increases for non-homestead property is scheduled to expire after 2026 unless lawmakers renew it.17,18
  • Rental competition. A record number of single-family homes were listed for rent in 2025, Houston has more than 16,000 build-to-rent homes, and apartment vacancy is above 7%.19,20,21 Our guide to real estate market analysis walks through what else to check.

3 ways to invest in Houston rental property, including fractional real estate investing

There are three common ways to invest in rental properties in a market like Houston. They differ mainly in how much money you need up front and how much work you take on.

Buy a rental home yourself

Investment property loans typically require 20% to 25% down. On a $259,000 home, that's roughly $52,000 to $65,000 before closing costs and repairs. You also find tenants and handle maintenance, or pay a property manager. Our guide to choosing the right rental property covers what to check before you buy.

Buy a REIT or real estate fund

A REIT lets you invest with less money, but you own a slice of a large national portfolio rather than specific Houston homes. See more ways to invest in real estate without buying property.

Invest in fractional real estate online

Fractional real estate lets you buy shares of individual rental homes instead of the whole property. With a real estate investment platform like Tirios, you can invest in real estate online starting at $100 per share, through the website or the Tirios app. Our guide to investing in rental property online explains how it works. The team handles tenants and maintenance, and rent is paid out as quarterly dividends, which makes it a hands-off way to earn passive income from real estate.
