Real estate investing in Apex, NC is a bet on growth more than on cash flow. The typical Apex home is worth about $589,000, and houses rent for around $2,350 a month.1,2 That's a thin rent-to-price ratio, but few places in North Carolina are adding people, jobs and new neighborhoods as fast.

Apex sits in southwest Wake County, about 15 miles from downtown Raleigh and next to Cary, Holly Springs and the Research Triangle. Census estimates show the town grew from about 58,800 residents in 2020 to about 80,400 in 2025, the fastest growth of any of the state's 15 largest cities.3 The town's own estimate is higher still, at about 86,500.4 Most homes are single-family houses and townhomes in planned neighborhoods, which makes single-family rental homes a natural fit here.

Why investors are watching Apex in 2026

  • A children's hospital is coming. UNC Health and Duke Health chose a site of about 230 acres in Apex for the NC Children's health campus, planned with a 500-bed hospital and about 8,000 direct jobs over time.5
  • A new town center is under way. Veridea, a 1,100-acre development, broke ground on its first apartments in October 2025 and plans up to 8,000 homes, a Wake Tech campus and retail over about 10 years.6
  • Biotech jobs next door. Fujifilm Diosynth and Amgen are expanding their plants in neighboring Holly Springs, adding about 680 and 370 jobs.7,8
  • Easier commutes. The NC 540 extension from Apex to Garner opened in 2024, linking Apex to the south and east sides of the Triangle.9

Apex housing and rental market in 2026

Prices in Apex have cooled slightly after years of fast gains. Zillow's typical home value of about $589,000 is down 1.6% from a year ago, and homes go under contract in around 33 days.1 That's still a fairly quick market, but buyers have more room to negotiate than in 2021 and 2022.

Rents for houses are holding up. The average house rents for about $2,350 a month, up about $50 from a year ago, with about 114 houses listed for rent.2 Rentals are taking around 92 days to lease, though, a sign that tenants have choices as new townhomes and apartments open. Across all rentals, including apartments, the average is about $2,200, flat from a year ago.2

  • Typical home value: ~$589,000, down 1.6% year over year.1
  • House rent: ~$2,350 a month, up ~$50 year over year.2
  • All rentals: ~$2,200 a month, flat year over year.2
  • Days to pending: ~33 days.1
  • Gross rent-to-price: ~4.8% a year. Annual house rent ($2,350 × 12) ÷ typical home value ($588,793), before taxes, insurance, repairs and vacancy.

A gross ratio under 5% means rent alone covers less of the price than in most markets, so Apex investors usually count on appreciation and steady tenant demand rather than high monthly cash flow. Before you invest in rental property, run the net numbers too, such as cap rate and cash-on-cash return, which account for taxes, insurance, repairs and vacancy.

Jobs, growth and population: what's driving demand

Apex has added roughly 3,000 to 4,000 residents a year recently, and the town projects about 102,500 by 2030.4 Many newcomers are families drawn by Wake County schools and jobs across the Research Triangle, in tech, life sciences, health care and government.

The biggest local project is the NC Children's health campus, planned at US 1 and NC 540 in southwest Apex. UNC Health and Duke Health expect it to support about 8,000 direct jobs once built, and the state has committed $320 million.5 It's a long-term project, so those jobs will arrive over many years. Around it, Veridea's first phase is a $3 billion development that's expected to create about 2,300 jobs during construction.6 In Holly Springs, just south, Fujifilm Diosynth's $1.2 billion expansion is adding 680 jobs and Amgen's $1 billion-plus expansion is adding 370.7,8

Risks to weigh before investing in Apex

  • High prices for the rent. At about a 4.8% gross ratio, there's less room for surprises. Underwrite with today's rents, not hoped-for growth.
  • New supply. Thousands of new homes and apartments are approved or under construction in Apex.4 With rentals taking about 92 days to lease, competition for tenants is real. Understand real estate market cycles before you buy.
  • Property tax resets. Wake County now reappraises property more often, with the next revaluation taking effect January 1, 2027.10 Higher assessed values can raise tax bills, so budget for them.
  • HOA rental rules. Most newer Apex neighborhoods have HOAs, and North Carolina HOAs can cap rentals or set minimum lease terms if their declarations allow it.11 Read the documents before you buy. Our guide to real estate market analysis walks through what else to check.

3 ways to invest in Apex rental property, including fractional real estate investing

There are three common ways to invest in rental properties in a market like Apex. They differ mainly in how much money you need up front and how much work you take on.

Buy a rental home yourself

Investment property loans typically require 20% to 25% down. On a $589,000 home, that's roughly $118,000 to $147,000 before closing costs and repairs. You also find tenants and handle maintenance, or pay a property manager. Our guide to choosing the right rental property covers what to check before you buy.

Buy a REIT or real estate fund

A REIT lets you invest with less money, but you own a slice of a large national portfolio rather than specific Apex homes. See more ways to invest in real estate without buying property.

Invest in fractional real estate online

Fractional real estate lets you buy shares of individual rental homes instead of the whole property. With a real estate investment platform like Tirios, you can invest in real estate online starting at $100 per share, through the website or the Tirios app. Our guide to investing in rental property online explains how it works. The team handles tenants and maintenance, and rent is paid out as quarterly dividends, which makes it a hands-off way to earn passive income from real estate.
