Durham housing and rental market in 2026

Durham has cooled more than its neighbors. Zillow's typical home value of about $385,000 is down 3.7% from a year ago, and homes go under contract in around 30 days.1 That gives buyers room to negotiate on price and repairs.

Rents for houses are climbing. The average house rents for about $2,095 a month, up about $80 from a year ago, with about 526 houses listed for rent.2 Leasing is slow, though, at about 98 days on the market on average. Across all rentals, including apartments, the average is about $1,895, up about $15.2 Apartment vacancy across the Raleigh-Durham area is above its five-year average after a building boom.4

  • Typical home value: ~$385,000, down 3.7% year over year.1
  • House rent: ~$2,095 a month, up ~$80 year over year.2
  • All rentals: ~$1,895 a month, up ~$15 year over year.2
  • Days to pending: ~30 days.1
  • Gross rent-to-price: ~6.5% a year. Annual house rent ($2,095 × 12) ÷ typical home value ($384,724), before taxes, insurance, repairs and vacancy.

Gross rent-to-price is only a first screen. Before you invest in rental property, run the net numbers too, such as cap rate and cash-on-cash return, which account for taxes, insurance, repairs and vacancy.

Jobs, growth and population: what's driving demand

Durham's economy is anchored by Duke University and Duke Health, Research Triangle Park and a fast-growing life-science manufacturing cluster. AbbVie's new $1.4 billion campus will bring 734 jobs at an average salary of about $118,000, with construction starting in 2026.5 Novartis is putting $540 million into two Durham sites as part of a $771 million, 700-job expansion across Durham and Wake counties.6 Merck opened a $1 billion vaccine plant in north Durham in 2025.8

Office jobs are growing too. Aspida plans to hire 1,000 people in Durham County by 2032.7 Research Triangle Park is changing as well: its Hub RTP district has opened shops, restaurants and 440 apartments, the park's first residents in decades.9

3 ways to invest in Durham rental property, including fractional real estate investing

There are three common ways to invest in rental properties in a market like Durham. They differ mainly in how much money you need up front and how much work you take on.

Buy a rental home yourself

Investment property loans typically require 20% to 25% down. On a $385,000 home, that's roughly $77,000 to $96,000 before closing costs and repairs. You also find tenants and handle maintenance, or pay a property manager. Our guide to choosing the right rental property covers what to check before you buy.

Buy a REIT or real estate fund

A REIT lets you invest with less money, but you own a slice of a large national portfolio rather than specific Durham homes. See more ways to invest in real estate without buying property.

Invest in fractional real estate online

Fractional real estate lets you buy shares of individual rental homes instead of the whole property. With a real estate investment platform like Tirios, you can invest in real estate online starting at $100 per share, through the website or the Tirios app. Our guide to investing in rental property online explains how it works. The team handles tenants and maintenance, and rent is paid out as quarterly dividends, which makes it a hands-off way to earn passive income from real estate.
