Real estate investing in Cary, NC is a bet on quality and long-term demand rather than cash flow. The typical Cary home is worth about $613,000, and houses rent for around $2,450 a month.1,2 That's a thin rent-to-price ratio, but homes sell in about three weeks and tenants pay top dollar to live here.

Cary is North Carolina's seventh-largest city, with about 184,000 residents in 2025, up 5.1% since 2020.3 It sits between Raleigh and Research Triangle Park in a metro that ranked 10th in the country for growth.4 Most homes are single-family houses and townhomes in planned neighborhoods, so single-family rental homes are common.

Why investors are watching Cary in 2026

  • A new hospital campus. Duke Health broke ground in 2025 on an 85-acre Cary campus expected to bring about 1,600 jobs when fully built.6
  • New employers. Hitachi Energy is opening a $10 million power electronics center in Cary with 150 jobs, and Garmin is expanding its Cary office.5,8
  • Strong demand. Homes go under contract in about 22 days, faster than most Triangle markets.1
  • Rising house rents. The average house rent is up about $50 from a year ago.2

Cary housing and rental market in 2026

Cary prices have eased slightly. Zillow's typical home value of about $613,000 is down 1.3% from a year ago, and homes still go under contract in around 22 days.1 Inventory is tight, so good homes still sell quickly.

House rents are rising. The average house rents for about $2,450 a month, up about $50 from a year ago, with about 150 houses listed for rent.2 Leasing takes about 77 days on average, though, as new apartments and townhomes compete for tenants. Across all rentals, including apartments, the average is about $2,143, about flat.2

  • Typical home value: ~$613,000, down 1.3% year over year.1
  • House rent: ~$2,450 a month, up ~$50 year over year.2
  • All rentals: ~$2,143 a month, about flat year over year.2
  • Days to pending: ~22 days.1
  • Gross rent-to-price: ~4.8% a year. Annual house rent ($2,450 × 12) ÷ typical home value ($613,395), before taxes, insurance, repairs and vacancy.

Gross rent-to-price is only a first screen. Before you invest in rental property, run the net numbers too, such as cap rate and cash-on-cash return, which account for taxes, insurance, repairs and vacancy. Under 5%, rent alone covers less of the price than in most markets, so Cary investors usually count on appreciation and tenant quality.

Jobs, growth and population: what's driving demand

Cary's economy blends corporate headquarters, tech and health care, with Research Triangle Park minutes away. Duke Health's new Cary campus opens its first phase in 2027 and the full hospital in 2029, with about 1,600 jobs at build-out.6,7 Hitachi Energy's new 150-job center opens in fall 2026.5 Next door in Holly Springs, Amgen's $1 billion expansion is adding 370 jobs.9

New neighborhoods are following the jobs. Alston Yards, a roughly $500 million mixed-use project in west Cary, plans up to about 900 apartments plus offices, shops and a hotel.10 Not every big plan has moved forward, though: the former Cary Towne Center mall site, bought by Epic Games for a new headquarters, is still vacant.12

3 ways to invest in Cary rental property, including fractional real estate investing

There are three common ways to invest in rental properties in a market like Cary. They differ mainly in how much money you need up front and how much work you take on.

Buy a rental home yourself

Investment property loans typically require 20% to 25% down. On a $613,000 home, that's roughly $123,000 to $153,000 before closing costs and repairs. You also find tenants and handle maintenance, or pay a property manager. Our guide to choosing the right rental property covers what to check before you buy.

Buy a REIT or real estate fund

A REIT lets you invest with less money, but you own a slice of a large national portfolio rather than specific Cary homes. See more ways to invest in real estate without buying property.

Invest in fractional real estate online

Fractional real estate lets you buy shares of individual rental homes instead of the whole property. With a real estate investment platform like Tirios, you can invest in real estate online starting at $100 per share, through the website or the Tirios app. Our guide to investing in rental property online explains how it works. The team handles tenants and maintenance, and rent is paid out as quarterly dividends, which makes it a hands-off way to earn passive income from real estate.
