  • House rent: ~$2,095 a month, up ~$35 year over year.2
  • All rentals: ~$1,930 a month, down ~$28 year over year.2

Jobs, growth and population: what's driving demand

Charlotte is the country's second-largest banking center, and finance is still adding jobs. SMBC plans 2,000 jobs at its new Uptown headquarters by 2032, with average salaries of about $165,000.5 Scout Motors, the electric vehicle brand backed by Volkswagen, is moving its headquarters to the Commonwealth development in Plaza Midwood with 1,200 jobs by 2030.6 Citi added 510 jobs with its expanded office.7

Charlotte Douglas International Airport, a major airline hub, is in the middle of a roughly $4 billion expansion, with a fourth parallel runway expected in 2027.10 The new transportation sales tax is projected to raise about $19.4 billion over 30 years for rail, road and bus projects.8 UNC Charlotte enrolled a record 32,207 students in fall 2025, adding steady rental demand in University City.11

Risks to weigh before investing in Charlotte

  • Apartment supply and concessions. Asking apartment rents fell for 11 straight quarters through early 2026, and more than half of properties offered concessions.9 New supply can pull tenants away from older homes. Understand real estate market cycles before you buy.
  • Build-to-rent competition. Charlotte had more build-to-rent homes under construction in early 2025 than any U.S. market except Phoenix.13 These newer rentals compete directly with single-family landlords.
  • Property tax revaluation. Mecklenburg County's next revaluation takes effect January 1, 2027, and early reviews show median residential values up about 15%.14 Budget for a higher tax bill.

3 ways to invest in Charlotte rental property, including fractional real estate investing

There are three common ways to invest in rental properties in a market like Charlotte. They differ mainly in how much money you need up front and how much work you take on.

Buy a rental home yourself

Investment property loans typically require 20% to 25% down. On a $390,000 home, that's roughly $78,000 to $98,000 before closing costs and repairs. You also find tenants and handle maintenance, or pay a property manager. Our guide to choosing the right rental property covers what to check before you buy.

Buy a REIT or real estate fund

A REIT lets you invest with less money, but you own a slice of a large national portfolio rather than specific Charlotte homes. See more ways to invest in real estate without buying property.

Invest in fractional real estate online

Fractional real estate lets you buy shares of individual rental homes instead of the whole property. With a real estate investment platform like Tirios, you can invest in real estate online starting at $100 per share, through the website or the Tirios app. Our guide to investing in rental property online explains how it works. The team handles tenants and maintenance, and rent is paid out as quarterly dividends, which makes it a hands-off way to earn passive income from real estate.
